Demand for luxury asset-backed property finance has soared by 260% over the past year, according to Enness Global, as high-net-worth individuals seek to avoid selling high-performing investments to fund property purchases. This trend emerges amidst a subdued property market, with UK house prices rising just 2.5% and London values falling by 1.2% over the last year.
The surge in luxury asset finance is attributed to the strong performance of alternative investments. Over the past year, the Nasdaq 100 climbed by 19%, the FTSE 100 by 17.9%, and the S&P 500 by 14.9%. Commodities have also seen substantial gains, with gold up 66.8%, silver 141.7%, and platinum 103.3%. Despite recent declines, cryptocurrencies like Bitcoin and Ethereum have shown significant long-term growth.
High-net-worth individuals are increasingly leveraging luxury collectables, such as watches, handbags, and jewellery, which have appreciated significantly over five years. Enness Global CEO Islay Robinson noted, "Clients are increasingly choosing to leverage these assets to unlock liquidity, allowing them to acquire property whilst maintaining exposure to investments that continue to perform strongly."
This approach allows investors to benefit from property’s long-term stability without sacrificing the stronger performance seen across other asset classes. As global wealth diversifies, luxury asset-backed lending is becoming a crucial tool for high-net-worth property buyers
